30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change. 

Resident Referral Bonus

  • What's Quill's pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.

    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $400 pet fee and $20 monthly pet rent is required for each pet.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $5

    - Valet Trash: $25

    - Amenity Fee: $15

    - Pest Control: $5

    - Water and Sewer: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account with GA Power.

    - Pet: If applicable, $20 per pet

    - Reserved Parking Space: $50

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. In order to make your approval final, the office team will need a copy of each occupant's photo identification and security card, three recent pay stubs, and W2s to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Quill as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits via cashier's check
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Quill! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thank you for your question! Open parking is available on a first-come, first-served basis through our parking deck. Additionally, residents have the option to lease a reserved parking space for $50 per month.

  • As a resident, how will I receive packages?

    We’re happy to share that we have a 24-Hour Controlled Access Package Room! FedEx, UPS, and Amazon packages will be delivered and stored in this room. Each resident will need a unique code to enter the package room and retrieve their items. USPS packages will be delivered to your mailbox.

  • What school district is Quill in?

    Students at our community attend the Atlanta Public School District. Depending on their grade level, students will go to Rivers Elementary, Sutton Middle, or North Atlanta High School.
